OK, you want to build an extension – where do you start?

First question is usually - how much will it cost?

Before this can be properly evaluated, you may need professional advice on feasibility, planning approval, size limitations, proximity to boundaries, drainage issues, heating, electrical, etc…..

We recognise that the design of a project and the ultimate cost of construction are inextricably linked. A popular misconception is that Builders costs can be estimated accurately from outline drawings. This is not so, as the costs are driven more by what is hidden in the structural and weathering aspects of the building, than by superficial features. Better to know all the details before you start, than run the risk of spiralling extra costs as the project proceeds.

In this energy conservation world, many Building Regulation requirements are changing every year, and what was accepted as custom and practice a few years ago, is no longer acceptable now.

TM Building have many years experience in producing plans and drawings required for Planning Authority submissions, and for providing the technical back up information and structural details necessary for obtaining Building Regulation approval, and for construction purposes.

With this in mind, customers may wish to involve themselves in the design of their project, whether it be from already prepared concept sketches, or from a blank sheet. Since we, as builders, are able to give first hand advice on the likely costs of building works, this is a useful way of ensuring that the project is kept within a realistic budget.

Projects which have already been granted Planning permission, from previously submitted plans usually need Building Regulation approval also. The planning drawings are invariably insufficient to obtain this approval, and we can develop these further if required.

Customers may wish to make the plan submissions to Council themselves, or alternatively leave it to TM Building to undertake the complete process.

Either way, whatever your particular project requirements may be, we are sure we will be able to fulfil it with complete satisfaction.
